Lettings and Management Service
Finding the right tenants for your property is our priority; well matched tenancies last longer and are more cost effective for both landlords and tenants. We work hard to build relationships that last and provide long term trust and security for all of our clients and tenants.
Our full lettings service includes:
Professional photography of your property.
Advertising on national portals such as Rightmove, Prime Location and Zoopla through Openrent.
Full credit, employer, previous landlord and Right to Rent reference checks.
Organising a full inventory and schedule of condition.
Arranging a Gas Safety Certificate on an annual basis.
Arranging mandatory EPC and EICR where required.
Preparation of the tenancy agreement.
Forwarding of first month’s rent payment from the tenant with a copy of the tenancy agreement.
Registration of a five-week deposit with an Independent Deposit Protection Scheme.
Collection and transfer of the rent monthly via BACs.
Arrangement of property inspections when appropriate and provision of updates.
Monitoring and arrangement of tenancy renewals for further fixed terms. Overseeing maintenance and repairs as necessary, including obtaining estimates, and liaising with contractors and tenants.
In the unlikely event of rent arrears, we will contact the tenant and issue Section 21 notices requiring possession where appropriate.
Arrange the “check out” of the tenant at the end of the tenancy with a full inventory and condition check.
